What size are the lots at Corbin Hall? Are the lots all the same?
Each lot is at least 3 acres in size. The lots, roads, and ponds at Corbin Hall were designed to augment and enhance the natural topography, vegetation, water and viewscapes located at the property. Each lot has its own unique character and features, and each will provide quality options for home site and house design.
Are there deadlines for building a home? Do you have relationships with any home building companies?
At Corbin Hall there is no time limit from the time you purchase your lot until the time you begin building a home. However, once you do begin to build, the home must be completed within one year.
Corbin Hall has a relationship with Gateway Builders, however you may select any builder for your home project. Gateway Builders is managed by a local builder, Paige Webb. Paige managed the construction of our beautiful Corbin Hall Community Center and has constructed two model homes at Corbin Hall, one at Port scabrugh and is in the process of building two more at Ocean View near Parksley, Virginia. Paige has extensive building experience on Virginia’s Eastern Shore. We hope that you will contact us to discuss any home building needs.
Do you have any sample house plans that I can review?
Corbin Hall requires architectural review and approval of all building and landscaping plans prior to starting construction. We do have pre-approved house plans provided by Gateway Builders.
Are there home building restrictions?
Lot owners are subject to certain building restrictions established in the Corbin Hall Protective Covenants. The covenants are established to protect your investment in Corbin Hall and to ensure the future quality of the development. Building restrictions include, but are not limited to, set-backs, minimum home size (2,400 square feet), height limits (generally, 2-story maximum), certain siding materials (no vinyl or aluminum siding), limited roofing materials, garage size and configuration, and project approval by an architectural committee. Please review a copy of the Protective Covenants for more details.
Are there any community fees?
Yes, there are fees associated with being a member of the Corbin Hall Community. The annual per lot fee for 2008 is $1270. Corbin Hall provides significant amenities to lot owners, including a first-class community center that includes a fitness room, pool, spa, public great room with fireplace, and two guest suites available for reservation by owners. Corbin Hall also has a 400 foot long community pier and boat ramp on Chincoteague Bay, a fenced boat storage area, approximately three miles of paved roads, and multiple paved parking lots. In addition to these amenities, the building currently housing our office will be the future home of a full time Corbin Hall caretaker. He/she will oversee maintenance and operations of the Corbin Hall community.

Are all lots approved for private wells and septic systems? Are additional approvals necessary prior to building a home?
All lots at Corbin Hall have a septic certification letter issued by the Accomack County Health Department, approving each lot for a private well and septic system suitable for a four bedroom home. A lot owner must obtain a building permit from Accomack County in order to begin building a home. Current cost estimates for installation of a private well and standard septic system ranges from $8,000.00 to $10,000.00. We can provide the names of local well and septic contractors for your convenience.
Where is the closest airport?
The airport closet to Corbin Hall is near Salisbury, Maryland and is approximately a 35 minute drive from Corbin Hall. The name of the airport is “Salisbury-Ocean City Wicomico Regional Airport”.
Accomack County Airport, appropriate for personal planes and small jets, is located near Melfa, Virginia, and is approximately 40 minutes south of Corbin Hall.
How far are you from major cities in the region?
Corbin Hall is located near a number of major metropolitan areas:

How close are you to a beach? Are you on the Atlantic Ocean?
Corbin Hall is located directly on the four-mile wide Chincoteague Bay. From our waterfront lots and the Community Center, you can see across Chincoteague Bay to Chincoteague Island, which contains numerous restaurants, shops, and motels. Boats launched from the Corbin Hall community boat ramp are about a 15 minute ride to Chincoteague Island or 25 minute ride to the Atlantic Ocean. Chincoteague Island is approximately a 15 minute car ride from Corbin Hall. To the east of Chincoteague Island is Assateague Island, a barrier island containing Assateague National Wildlife Refuge, famous for its wild ponies, lighthouse, and sandy beaches. Assateague Island is approximately a 20 minute car ride from Corbin Hall or about a 25 minute boat ride.
Do you offer financing packages?

How much are real estate taxes at Corbin Hall?
Real estate taxes are assessed by Accomack County and for 2006 are $.73 per $100.00 of assessed value. So, for example, the annual real estate tax owed for $100,000.00 of assessed value would be $730.00. Please contact the Accomack County Tax Assessor’s Office at 757-787-5729 for more information on tax assessments.
When can I visit Corbin Hall? Do I need an appointment?
The Corbin Hall office is open Monday through Friday from 8:00 a.m. to 5:00 p.m. Please stop by during office hours, and somebody will glad to give you a tour of Corbin Hall. Is Corbin Hall affected by flooding?
The majority of Corbin Hall is located 25-40 feet above sea level, and very few lots are affected by flood plain areas. Stilt-home building is unnecessary at Corbin Hall and is actually prohibited. Please refer to the recorded Subdivision Plat for more specific flood plain information.
Is Corbin Hall a retirement community? Are families with children welcome?
Corbin Hall is a single family, gated community, open to anyone qualified to own real property. Corbin Hall lots are owned by a variety of people, and we welcome anybody who is interested in becoming part of the Corbin Hall community.
